Congrats to my {newly engaged!} clients on scoring this gorgeous condo at Bay House in Edgewater.  This unit has 3 bedrooms, 3 full bathrooms, and a large floor plan with 1,601 square feet of living space.  One of the best parts about the unit is that it is BRAND NEW and never lived in (the building was completed in 2015).  Additionally, all of the units in the building are “flow through” meaning each residence has a sweeping, unobstructed view of the bay.  Other features include porcelain floors, fully built out closets, floor-to-ceiling windows, an oversized terrace, and a sparkling kitchen with quartz countertops, stainless steel appliances and Italian cabinetry.

Amenities at Bay House include an expansive pool deck with day beds, business center, state-of-the-art fitness center, 24-hour valet parking & security, children’s play room, and club room.  Located at 27th and Biscayne, Bay House residents can easily access the Design District, Museum Park, Bayfront Park, PAMM, American Airlines Arena,  Adrienne Arsht Center for the Performing Arts, Brickell and Downtown Miami.  The location is also a quick drive to the Miami International Airport, the Port of Miami, and Miami Beach.

Echo Brickell Topping Off!

Echo Brickell
1451 Brickell Ave, Miami, FL 33131

You may recall this post from nearly two years ago where I first mentioned the ultra-luxury new construction residential tower that is ECHO Brickell.  Well, time flies and this week it’s being reported that they are topping off the building at 57 stories.  In fact, you can watch it for yourself from Echo’s live camera feed on their website, here.  Pretty wild!

To refresh your memory, Echo is situated on the east side of Brickell Avenue, directly adjacent to the Four Seasons (see top image).  Developed by  Property Markets Group (PMG), Echo Brickell is a boutique luxury development with 180 units and 57 stories.  It features conceptual design by world-renowned architect Carlos Ott and interior design by yoo Studio.

Although the building is more than 90% sold out, there are a handful of penthouses remaining, including the $42 million Carlos Ott penthouse.  Other purchase opportunities in the building start at $2 million, with floor plans consisting of 2, 3 and 4 bedroom layouts.

One of the most unique features of Echo is that all units will be delivered “furniture ready” – completely finished!  This is a major difference from the standard “designer ready” model of other buildings where units are delivered with kitchens, baths, and bathroom floors, but are otherwise raw and require finishing, from lighting to paint to baseboards and floors.

Check out the stunning images below to get a feel for Echo’s unique aesthetic and luxurious finishes.  For more information about purchase opportunities at Echo, contact me directly at lrubens@bhsusa.com or 305.799.2124.

Pair of New Construction Townhouses Under Contract in Prime Center Grove Location

58464f70274d7dd29f9c9ef87145fa9d61a293ab6261 3127-3129 Matilda St, Miami, FL 33133
3 beds/2.5 baths | Offered at $795,900

I’ve been watching this pretty pair of townhouses go up just around the corner from my street in Center Grove, and they look like they’re nearly done. I spoke to the developer’s agent today who confirmed that both units are under contract.  The developer, Jemko Development Corp., is no stranger to Center Grove, having completed four gorgeous townhouses at 3046-3052 Day Ave. in 2015, as well as a portfolio of other projects in the Grove.

These particular townhouses have 3 bedrooms, 2.5 bathrooms, and a little over 2,000 square feet of living space.  The asking price for each unit is $795,900, which would come out to under $400/sf (assuming the units are 2,000 sf or larger).  Each unit has a carport, a backyard patio with a pool, and a rooftop terrace.

Scroll down to view the floor plans, and check back in a few weeks for an update on the sales prices once these units close.

Just Sold: New Construction Townhouse Resale in Center Grove

3167 Gifford Lane, Miami, FL 33133
3 beds/4 full baths | 2,491 sf | built in December 2015 | sold for $963,000

Congratulations to my buyer who just closed on this gorgeous property in Center Coconut Grove! While technically this was a resale, the property is not even one year old and the seller had only lived in the home for a handful of months.  It is a larger townhouse with 3 bedrooms, 4 full bathrooms and almost 2,500 square feet of living space.  This was an off-market sale which closed for $963,000 ($387/sf).

Similar to other new construction homes in the neighborhood, this townhouse is ultra-modern and comes with all of the incredible bells and whistles of buying new construction today (think impact glass throughout, sleek kitchen with white quartz countertops and stainless steel appliances, recessed LED lighting, indoor/outdoor sound system, advanced security system with outdoor cameras, and porcelain tile “wood look” floors throughout).

This particular property is unique in that it has two A/C zones (one upstairs and one downstairs) as well as a gas range, gas water heater and gas dryer. Other notable features include 20-foot ceilings in the living room and dining room, a large rooftop patio with a wet bar, a spacious backyard with heated pool, 1 car garage with porcelain floors, a spacious built-out closet in the master suite and an enormous rainhead glass shower and soaking tub in the master bath.

And of course, one of the best parts about this property is its fabulous location in the heart of Center Grove.  This home is located on Gifford Lane, a quiet, tree-lined street just minutes from Cocowalk and Downtown Coconut Grove.  It’s not easy to find a new construction property like this in Coconut Grove for under $1 million these days. Even though this property was never listed on the MLS, I live and work in the Grove and found out about this opportunity early on.  I was able to get my client in the door and negotiate a deal for him very quickly, and now he’s the lucky new owner!

If you are interested in buying or selling a home like this in Coconut Grove or the surrounding neighborhoods, I would love the opportunity to work with you! Call or email me at any time at 305-799-2124 or lindsayrubens@avatarflorida.com.

“Coconut Grove New Construction” Expands North of US-1

2886 SW 32nd Ct., Miami, FL 33133
3 bedrooms/2.5 bathrooms | 2,200 sf | built in 2015 | sold for $536,000

There’s no question that new construction is in high demand in Miami.  Who can resist that sleek, ultra-modern look, with its clean lines and high-end finishes?  I’ve blogged a lot about the new construction townhouses in Coconut Grove, which continue to change the landscape of the neighborhood and set new records with their ever-increasing price points.   Now, many of those developers are heading north of US-1 just outside of Coconut Grove, where the neighborhood is “transitioning” and land is cheaper.  These properties are nearly identical to those in Center and West Coconut Grove, yet priced $200,000-$300,000 less!

The property shown above is located at 2886 SW 32nd Ct., just a few blocks north of Coconut Grove and minutes from Coral Gables.  It sold on June 29, 2015 for $536,000 or $244/sf.  The listing agent was Graciela Arango-Diaz of Florida Realty of Miami Corp.  Check out more photos of the property below:

There are a handful of similar properties currently on the market, which range in price from $559k – $699k.  Additionally, as The Real Deal recently reported, a 21 unit townhouse project dubbed “Grove Place” at 2701 Southwest 28th Ave. began selling to friends and family this month.  According to TRD, the units will have 3,700 square feet, including a rooftop patio, with an interior size of 2,350 square feet.   TRD reports that groundbreaking could take place by the end of 2015 with completion in mid-2017.

Check out some snapshots of the current inventory in the neighborhood, including a rendering of Grove Place, below:

If you’re a visual person like me, you will appreciate the map I prepared below.  It lays out where each of these properties is located and gives you some perspective as to the properties’ location to Center Grove and Coral Gables :
