Coincidentally, the Miami Herald ran an article on Park Grove shortly after my blog post yesterday. The article reveals new details on the 5.2 acre project, including that the two 20-story bayfront towers (Tower 1 and 2) will each have 72 units, and that the third tower (also 20-stories) will have 140 smaller units toward the rear of the property. The bayfront towers will have floor-to-ceiling glass exterior walls with 12-foot ceilings, and the rear tower (Tower 3) will have 10-foot ceilings.
The Herald also reports that only one of the two bayfront towers is open for reservations, and about 30 percent of the units have sold since May. The rear tower, which began taking reservations three weeks ago, is about 20 percent sold. Construction is expected to begin early next year. As for prices, the bayfront tower currently for sale is priced in excess of $1,000 per square foot, ranging from about $2.1 million for a 2-bedroom, 2 1/2-bath unit to about $4.6 million for a 4-bedroom, 5 1/2-bath unit, excluding penthouses. Tower 3, which will have smaller units, is about $900 a square foot.
The project also includes a scheduled “major public-private makeover” of the waterfront, a new park, as well as a 50,000-square-foot “retail village” at the rear of the property by Mary Street and Tigertail Avenue. It is also reported that the project will include a variety of artwork, notably a sculpture installation by Spanish artist Jaume Plensa that will be displayed in front of the development.

The project will consist of 3 towers and will be constructed in phases with Towers 2 and 3 being sold first. Floor plans will range from 1-4 bedrooms with approximately 800 sq ft to nearly 3,000 sq ft. One of the notable features of Park Grove is that the units will be delivered totally finished (similar to Echo Brickell), with interiors by William Sofield (if you’ve seen Sofield’s work, you know these interiors will be très chic).

Reach Brickell City Centre 68 SE 6 St., Miami, FL 33131
Unless you’ve been living under a rock for the last year, you’ve probably heard a lot of hype about the mega project that is Brickell City Centre. This $1.05 billion mixed-use development by Swire Properties is the single largest project currently underway in Downtown Miami, which will consist of a 565,000 square-foot shopping center, 128,580 square feet of offices, a 131,651 square-foot wellness center, 790 condominiums in two towers (“Reach” and “Rise”), 263 hotel rooms, 89 serviced apartments, and 2,600 parking spaces above and below ground.
Currently, only one of the two condo towers has been released for sale: Reach Brickell City Centre. I had the opportunity to tour the sales office yesterday and hear from the sales team about this exciting new project. Designed by internationally acclaimed Arquitectonica, Reach will consist of 43 stories with 383 luxury condominiums, and floor plans ranging from 1-4 bedrooms.

We also got to check out the model kitchens and bathrooms by Italkraft. The units are being delivered “furniture ready” (i.e. finished), and buyers can select between two color palettes: “espresso” and “latte”:

It’s no secret that Miami is undergoing a new condo boom; in fact, Cranespotters reports that more than 145 new condo towers with nearly 20,000 units have been proposed in the tricounty South Florida region of Miami-Dade, Broward, and Palm Beach as of July 31, 2013. Since I am frequently asked about these new projects, I thought it would be helpful to highlight some of the new buildings. This week, I’m kicking things off with one of my favorite new construction condominiums: ECHO Brickell.
Echo Brickell, a boutique luxury development with 180 units and 57 stories, is truly a special project. Located at 1451 Brickell Ave. on the east-side of Brickell Avenue, many of the units will have unobstructed bay views. Developed by New York-based Property Markets Group (PMG), Echo Brickell is the sister project to Echo Aventura, which broke ground last year.
Echo Brickell will feature conceptual design by world-renowned architect Carlos Ott and interior design by yoo Studio. One of the most unique features of Echo is that all units will be delivered “furniture ready” – completely finished! This is a major difference from the standard “designer ready” model of other buildings where units are delivered with kitchens, baths, and bathroom floors, but are otherwise raw and require finishing, from lighting to paint to baseboards and floors.
Units at Echo will be totally finished, complete with a contemporary lighting package, including recessed lighting, dimmers, and lighting control. Buyers will have their choice of paint and gorgeous Italian marble finishings – even on the terraces. And speaking of the terraces (which will be 6′ – 8′ deep), all units feature summer kitchens aka a built-in barbecue on your balcony.
Other residence features include 9′ – 14′ ceilings, 8′ Italian entry doors, fully built-out his and hers walk-in closets in the master suites, semi-private elevators with biometrics technology (facial recognition cameras), custom PMG Smart Home technology, master suites feature Dornebracht and Duravit fixtures, side-by-side paneled Sub-Zero/Wolf appliances, built-in coffee and espresso machine and custom Italian cabinetry.

Oh, and if you’re interested in one of the penthouses, your purchase comes with a brand-spankin’-new Tesla Model S. Starting prices for penthouses are around $10 million.
Out of the 180 units, roughly 55 remain available for purchase. Floor plans consist of 1, 2, 3 and 4 bedroom units (you can see the actual floor plans on Echo’s website, here), and prices start around $900/sf and up. Condo fees are priced at $0.99/sf. Ground breaking is expected to take place in the next 30 – 60 days, with completion expected in 2017.
