Under $500k: Coral Gables

Listed by Ana Clarke and Michael Falsetto of The Grand & Assoc. Realty Inc.

For this week’s installment of Under $500k, I bring you 1245 Ortega Avenue, a charming home in the highly sought-after North Coral Gables neighborhood.  This home was originally listed for $585,000 in July 2013, but was dropped to $499,000 just last week.

The home, which was built in 1960, is located on a quiet, tree-lined street on a corner lot, which is a huge plus for a young family or a couple looking to start a family.  According to the listing, the property features  hard wood floors throughout, great mill work, recessed lighting, an oversized garage, large closets, an en-suite master bath with double shower heads, hurricane shutters, a new roof, and a new air conditioner.

The photos show a sparkling kitchen with a modern, stainless steel range hood and built-in wine refrigerator.  Swap out the white refrigerator for a stainless steel sub-zero and this kitchen would really shine!  Although the second bathroom looks a bit outdated, a little paint in a modern color and a chic shower curtain would spruce it up until you’re ready to remodel it.

Finally, the property features great curb appeal with beautiful palm trees lining the entrance to the home, as well as a lush green lot and hedges for privacy.  Welcome home!

2 beds/2 baths | 1,460 sf |$739,000 | Listed by Charles Morganstern of One Sotheby’s Int’l Realty

It’s not easy to find a large Brickell condo in a luxury, waterfront building for under one million dollars, let alone such a unit in a building like the Jade Residences at Brickell Bay.  But unit 602 fits the bill: listed for $739,000, this large NW corner 2 bedroom/2 bathroom unit with nearly 1,500 square feet has both city and water views, a large wrap-around terrace, floor-to-ceiling windows and high ceilings.  The unit has a sparkling kitchen with granite countertops, stainless steel appliances and Italian cabinetry, as well as gorgeous hardwood floors throughout and marble floors in the bathrooms.

But the icing on the cake is that this unit is located at the Jade, a true Brickell gem.  Built in 2004, it’s a 48-story luxury high-rise building on Biscayne Bay with 338 residences.  Situated at 1331 Brickell Bay Drive, it’s just a block off of Brickell Ave. and walking distance to Mary Brickell Village.  The building is pet-friendly and has some of the most beautiful amenities of any building in Brickell.

Currently, there are 21 units for sale at the Jade, ranging from $470,000 for a one-bedroom with 895 square feet to $2,875,000 for a 4-bedroom, 3,400+ square foot penthouse.

The Buzz About Sunset Harbour

ImageImage via Sunset Harbour Yacht Club

Have you heard all the hullabaloo happening over Sunset Harbour?  This location and the Sunset Harbour condos have been around since the 90’s, but the last two years have seen the neighborhood transform into a trendy, pedestrian-friendly South Beach hotspot (hello Flywheel, Pubbelly, Panther Coffee, Icebox, Jugo Fresh, Lululemon…).

Situated between Dade Blvd. and 20th St., and Purdy Ave. and Alton Road, this neighborhood is walking distance from Lincoln Road, and sits just south of the exclusive Sunset Islands, home to Miami’s rich and famous.  Additionally, a brand-spankin’-new boutique luxury condominium, Palau, is being built just a couple blocks east, adding even more value to the area.

As a result, the demand for Sunset Harbour condos has downright skyrocketed – it’s almost impossible to find a rental, and the sales inventory is slim to none.  It’s not difficult to see why these towers are in such high demand: sitting right on the bay, Sunset Harbour provides some of the most gorgeous west-facing views of Downtown Miami from private residence terraces.  Units on the east side of the building provide beautiful views of South Beach and the ocean.  A boater’s dream, the buildings overlook a beautiful marina complete with 125 slips.
