For this week’s installment of Under $500k, I bring you 1245 Ortega Avenue, a charming home in the highly sought-after North Coral Gables neighborhood.  This home was originally listed for $585,000 in July 2013, but was dropped to $499,000 just last week.

The home, which was built in 1960, is located on a quiet, tree-lined street on a corner lot, which is a huge plus for a young family or a couple looking to start a family.  According to the listing, the property features  hard wood floors throughout, great mill work, recessed lighting, an oversized garage, large closets, an en-suite master bath with double shower heads, hurricane shutters, a new roof, and a new air conditioner.

I’m finding that more and more of my clients are first-time homebuyers looking for an affordable “starter home” (not so easy in this competitive seller’s market in Miami).  As a result, I’ve decided to create a weekly installment called “Under $500k,” and each week, I’ll feature a new home priced under $500,000.

For this week’s post, the home I’m featuring is 18 NW 106 St. in Miami Shores, listed for $459,000.  I’ve seen a lot of action in Miami Shores over the last year, as homebuyers have been turning to the area as a more economical option to the pricier suburban neighborhoods in Coral Gables, Coconut Grove, Miami Beach and the like.  Miami Shores is a “village” just north of Downtown Miami and minutes from Miami Beach.  Despite its close proximity to Downtown Miami, the area has a very suburban feel complete with “A” rated schools, tree-lined streets, beautiful homes and gardens, parks, a country club, and a community center.  At the same time, its central location makes it an attractive option for those who work in Downtown Miami, Brickell or Miami Beach.
