Notable New Construction Sales in Center Grove – November 2018

Just drive around Coconut Grove and you’ll see it everywhere – bulldozers, front loaders, dump trucks and trenchers. New construction, whether you like it or not, remains alive and well in the Grove and prices are stronger than ever.

There were 2 notable new construction sales in Center Grove in November.  Pictured above is 3220 Matilda Street, which sold for $1,265,890 ($384/sf). The property has 3 bedrooms, 3.5 baths and 3,300 square feet of living space. The developer is Drive Development, which currently has a number of ongoing and completed projects throughout the neighborhood (including my two new construction sales back in July). The home features a contemporary design and beautiful wood features which are in line with Drive’s other projects, including a floating frame which Drive describes as “simultaneously providing shelter from Miami’s summer rains and serving as a versatile wood-screen shading device system that offers tranquil tree top views.” Below are some renderings of the gorgeous interior design and finishes of the home.

Another mentionable sale was 3190 Lamb Court (a small cul-de-sac tucked off of McDonald St.), which sold for $1,285,000 ($453/sf). The home has 4 beds, 4 baths and 2,833 square feet of living space.  The property features a dramatic double-height entry with floating staircase,  Italian 48″X24″ porcelain tile flooring, a sleek Euro-style kitchen with high-gloss custom cabinetry, quartz countertops and Thermador appliances, including a 36” gas dual fuel range.  Other notable features include: LED lighting, Hikvision camera system and Sonos sound system. Echo Brickell Topping Off!

You may recall this post from nearly two years ago where I first mentioned the ultra-luxury new construction residential tower that is ECHO Brickell.  Well, time flies and this week it’s being reported that they are topping off the building at 57 stories.  In fact, you can watch it for yourself from Echo’s live camera feed on their website, here.  Pretty wild!

To refresh your memory, Echo is situated on the east side of Brickell Avenue, directly adjacent to the Four Seasons (see top image).  Developed by  Property Markets Group (PMG), Echo Brickell is a boutique luxury development with 180 units and 57 stories.  It features conceptual design by world-renowned architect Carlos Ott and interior design by yoo Studio.

Although the building is more than 90% sold out, there are a handful of penthouses remaining, including the $42 million Carlos Ott penthouse.  Other purchase opportunities in the building start at $2 million, with floor plans consisting of 2, 3 and 4 bedroom layouts.

One of the most unique features of Echo is that all units will be delivered “furniture ready” – completely finished!  This is a major difference from the standard “designer ready” model of other buildings where units are delivered with kitchens, baths, and bathroom floors, but are otherwise raw and require finishing, from lighting to paint to baseboards and floors.

Just Rented: Gorgeous Condo at Epic Residences

I just rented this stunning unit at Epic Residences in Downtown Miami.   Epic is a luxury hotel and condo building with 54 stories and 342 units, located just over the bridge that connects Brickell and Downtown Miami.  Epic offers some of the finest amenities and restaurants in Miami, including an Exhale spa and the world-famous Zuma restaurant.

This particular unit was a large 1 bedroom floor plan with 1 full bathroom, a powder room, and 950 square feet of living space. The unit had beautiful finishes including Snaidero cabinetry, stainless steel Miele appliances,
his and her vessel sinks, a 72” x 60” tub/shower, TOTO toilets and bidet, and spacious walk-in closets.  It had sparkling marble floors, custom window shades, an oversize balcony, and of course, that stunning view of Biscayne Bay.   The unit rented for $3,100/month.

My clients had been renting in the building for the last two years and needed to move because their unit was being sold.  They love living at Epic and could not imagine moving elsewhere, a sentiment that seems to be shared with the other residents in the building.

Center Coconut Grove Townhouse Sells for $1,072,000

A freestanding “mini mansion” in Center Grove closed on August 24, 2015 for $1,072,000 ($345/sf).  The property was originally listed at the end of March 2015 for $1,350,000, and had price reductions in April and May, to $1,190,000 and $1,149,000 respectively.   The listing agent was Berk Boge of Miami Real Estate Company.

According to the MLS listing, the property  was built in 2001 by “Center Grove’s most experienced developer for his own family.”  The home is larger than most in the neighborhood, complete with 4 bedrooms, 3 full baths and 3,100+ square feet of living space.  It is also a unique property in that it is freestanding (i.e. shares no walls or roof with a neighboring home, which is the norm in the neighborhood).

The listing further provides that the home features marble and wood floors throughout,  20+ feet ceilings in the foyer and formal living room, formal dining, open kitchen with snack counter and large family room.  The property also has a covered, private backyard patio with an oversized pool and summer kitchen, and a two car garage that has been converted into a fifth bedroom.

While this was the priciest townhouse sale in Center Grove over the last 12 months based on sales price (as per the MLS data), its sales price per square foot ($345) is just slightly above the average range for the neighborhood.  Situated on Virginia St. just off of Shipping Ave., the property has an ideal location just walking distance to Blanche Park dog and kiddie park and Coco Walk.

“Coconut Grove New Construction” Expands North of US-1

There’s no question that new construction is in high demand in Miami.  Who can resist that sleek, ultra-modern look, with its clean lines and high-end finishes?  I’ve blogged a lot about the new construction townhouses in Coconut Grove, which continue to change the landscape of the neighborhood and set new records with their ever-increasing price points.   Now, many of those developers are heading north of US-1 just outside of Coconut Grove, where the neighborhood is “transitioning” and land is cheaper.  These properties are nearly identical to those in Center and West Coconut Grove, yet priced $200,000-$300,000 less!

The property shown above is located at 2886 SW 32nd Ct., just a few blocks north of Coconut Grove and minutes from Coral Gables.  It sold on June 29, 2015 for $536,000 or $244/sf.  The listing agent was Graciela Arango-Diaz of Florida Realty of Miami Corp.  Check out more photos of the property below:

There are a handful of similar properties currently on the market, which range in price from $559k – $699k.  Additionally, as The Real Deal recently reported, a 21 unit townhouse project dubbed “Grove Place” at 2701 Southwest 28th Ave. began selling to friends and family this month.  According to TRD, the units will have 3,700 square feet, including a rooftop patio, with an interior size of 2,350 square feet.   TRD reports that groundbreaking could take place by the end of 2015 with completion in mid-2017.
