Miami New Construction Spotlight – Reach Brickell City Centre

Unless you’ve been living under a rock for the last year, you’ve probably heard a lot of hype about the mega project that is Brickell City Centre.   This $1.05 billion mixed-use development by Swire Properties  is the single largest project currently underway in Downtown Miami, which will consist of  a 565,000 square-foot shopping center, 128,580 square feet of offices, a 131,651 square-foot wellness center, 790 condominiums in two towers (“Reach” and “Rise”), 263 hotel rooms, 89 serviced apartments, and 2,600 parking spaces above and below ground.

Currently, only one of the two condo towers has been released for sale: Reach Brickell City Centre.  I had the opportunity to tour the sales office yesterday and hear from the sales team about this exciting new project.  Designed by internationally acclaimed Arquitectonica, Reach will consist of 43 stories with 383 luxury condominiums, and floor plans ranging from 1-4 bedrooms.

We also got to check out the model kitchens and bathrooms  by Italkraft.  The units are being delivered “furniture ready” (i.e. finished), and buyers can select between two color palettes: “espresso” and “latte”:

Market Update: 1050/1060 Brickell – Year in Review

Since I live in 1060 Brickell, friends and neighbors often ask me about recent sales in the building.  I decided to review and compare the sales data from 2013 and 2012, and I wasn’t surprised to see just how much prices have gone up in such a short time.

In 2013, there were 37 closed sales in 1050/1060 Brickell.  The lowest priced sale was unit #2512, a studio that sold for $230,000 or about $383/square foot.  The highest priced sale was unit #4507, a penthouse unit with 3 bedrooms and 3.5 bathrooms that sold for $1,275,000 or about $497/square foot.

To get an idea of just how much values have gone up in the building, check out the data from 2012.  That year, there were 42 closed sales.  However, the lowest priced sale was unit #1509, a studio that sold for $175,000 or about $317/square foot.  The highest priced sale was unit #1820, a 2 bedroom/2 bathroom unit that sold for $425,000 or about $333/square foot.  What a difference a year makes!
