Anddddd I’m back!  Last week was rough, as I picked up a miserable germ while traveling over  Thanksgiving weekend.  Unfortunately, that meant no Art Basel for me this year.  Oh well, there’s always next year, right?  At least I got to avoid the nightmare traffic that ensued…

Luckily, I’m feeling much better this week and am happy to show you this gorgeous, remodeled gem in the Shenandoah/Coral Way neighborhood.

I found this description of  Shenandoah on Metro Atlantic, which perfectly describes the neighborhood: “Shenandoah is a beautiful, historically-rich neighborhood located just south of Little Havana and west of Downtown Miami. The neighborhood roughly spans from SW 8th Street (Calle Ocho) to the north to Coral Way to the south, between SW 27th Avenue and SW 12th Avenue. The neighborhood is made up almost entirely of historic single-family homes and duplexes. Aside from the (surprisingly) well maintained historic homes in the neighborhood, the neighborhood is also conveniently located between two major commercial centers – Miracle Mile and Downtown/Brickell…The neighborhood is safe and walkable. Despite being in the center of the city, is very quiet and peaceful. Walking around Shenandoah you’ll notice a lot of historic architectural gems…The neighborhood also has a strong feeling of community. The public schools, parks and library in the neighborhood are easily walkable from the homes in the area. Walking around really is pleasant.”

The home I’m featuring is located at 1831 SW 16 Avenue and is offered at $450,000.  It has 3 bedrooms, 3 bathrooms, and almost 1,900 square feet of living space.  The home was originally built in 1938, but was recently given a complete face-lift.  According to the listing, the updates include:  a new kitchen with new appliances (although the appliances are not pictured in the photograph, above), new A/Cs, new bathrooms, re-stained hardwood floors, and hurricane-impact windows and doors throughout.  Additionally, the home features a covered patio perfect for entertaining, a large lot with mature trees, and great curb appeal with a brick-paved path and palm trees fanning the front of the home.

I’m loving the modern kitchen and the stained hardwood floors.  The bathrooms are sleek and polished, and it looks like there might be enough room to put in a pool in the backyard.   Not bad for $450k!

Check out the rest of the photos below, and as always, contact me for more info or to set up a private showing.  Stay healthy, all! 🙂

Unique Townhouses at EPIC Residences in Downtown Miami

A1859495_201_19
200 Biscayne Blvd. Way #507 | 2 bedrooms/2.5 bathrooms | 1,574 sf | asking $5,900/month
Listed by Miriam Poggio with One Sotheby’s International Realty

If you love city living but prefer a dwelling that feels like more of a “home” than a condo, you might want to consider the townhouses at the EPIC Residences in Downtown Miami.  These units have large floor plans consisting of 1-3 bedrooms, two levels, soaring ceilings, and multiple balconies.  Best yet, you have all the perks that come with living in a 5-star hotel, including 24 hour room service, separate pools for residents and hotel guests, a concierge, housekeeping, a state-of-the-art fitness center and spa, and the award-winning restaurant, Zuma, just to name a few.

The building was completed in 2008 and is located just over the bridge connecting Brickell and Downtown Miami, at 200 Biscayne Boulevard Way.  It’s situated right on the water, and you can often find a few very impressive yachts docked directly out front.  The building is pet-friendly for both owners and renters, and standard unit features include:

  • “EPIC-Link,” a system allowing interactive communication to the hotel amenities and services, via an in-residence touch panel or PC from anywhere in the world
  • State-of-the-art media panel, pre-wired for telephone system, HDTV, cable television, and internet
  • Glasswall impact resistant floor to ceiling windows and sliding glass doors
  • Dark oak wood Snaidero kitchen cabinets with stainless steel inserts
  • Recessed lighting
  • Bosch front loading washer and dryer
  • Sub-Zero refrigerator/freezer and ice maker
  • Stainless steel Miele kitchen appliances

Of course, such luxury comes with a price…these townhouses are currently renting for close to $6,000 per month and selling for $1,000,000 and up.  As an example, the unit I’ve featured in this post’s photos is #507, a 2 bedroom/2.5 bathroom townhouse rental listed with Miriam Poggio of One Sotheby’s International Realty for $5,900 per month.  The unit has 1,574 square feet, includes 1 garage parking space, and comes furnished, as pictured.  I recently had a chance to see this unit in person and it is gorgeous!  Due to its location on the fifth floor and its view of the water, you almost feel like you’re on a cruise ship.  It is truly the epitome of urban tranquility, a “home” in the middle of a bustling city.

There are only a couple of these units currently available to rent or buy, and they tend to go fast – contact me today for more information or to set up a private showing.

Check out some more photos of #507 below, as well as the full slideshow at the bottom of the post.

Under $500k: Nantucket-Style Townhome in Coconut Grove

A1805935_101_12

3281 Gifford Lane, Coconut Grove, FL 33133
$499,000 | 2 bedrooms/2.5 bathrooms | 1,390 sf | Listed by Pura Valdes of La Ley Realty Corp.

Coconut Grove is without a doubt one of the most sought-after locations for Miami home buyers, and it’s easy to see why.  The neighborhood is rich with history, having been formed in 1925.  Situated east of US-1 and bordered by Biscayne Bay, “the Grove,” as referred to by locals, is home to numerous parks, festivals, sailing and yachting clubs, restaurants, cafes and open-air shopping centers (notably, CocoWalk).  Additionally, the Grove boasts some of the most distinguished private schools in Miami, as well as museums and cultural attractions.

The Grove can be broken up into smaller neighborhoods, referred to as “North Grove,” “South Grove,” and “Center Grove.”  Center Grove is a unique residential area that consists of small complexes of townhomes, garden apartments/condos, duplexes and a handful of single family homes.  Young families love it for its semi-suburban feel, walkability, and proximity to Blanche Park (a dog and kiddie park), as well as CocoWalk and the Kirk Monroe Tennis Center.  Young professionals love it for the same reasons, as well as its proximity to Brickell, Downtown Miami and the beaches.  Unfortunately, the demand in the neighborhood has spiked prices over the last year or so, making it very difficult for first-time home buyers to get in on the action.

Coconut Grove

Yet patient house-hunters will be rewarded with a well-priced gem ever so often.  Recently, I have noticed more of those gems popping up; they are not necessarily new listings but rather overpriced properties that have sat on the market for quite some time and are now seeing reduced price tags.

One such property is our feature for this week’s Under $500k: a lovely Nantucket-style townhome located at 3281 Gifford Lane, listed for $499,000.  Originally listed for $599,000 in June 2013, it was reduced to $550,000 in August and to $499,000 just a few days ago.

The property sits on Gifford Lane, a beautiful, tree-lined street just walking distance to the shops at CocoWalk, Coconut Grove Elementary School, and the public tennis courts at Kirk Monroe.  It is one of a handful of townhomes that make up “Nantucket Cove,” complete with cozy, covered porches, Nantucket-style windows with shutters and paved brick driveways.

Built in 1996, the townhome has 2 bedrooms, 2 full bathrooms, a powder room, and nearly 1,400 square feet.  But before I say another word, let’s take a look at the GORGEOUS, updated kitchen, shall we?

A1805935_401_12

The listing states that the kitchen has custom-made cabinets, stainless steel appliances and a gourmet gas stove…yes, a GAS stove…heaven!

Other features of the property include two master bedrooms, travertine marble floors on the first level, a beautiful staircase in oak wood, a fireplace in the family room and gated parking to fit two cars.  There is also a small backyard and a storage shed.

Check out all of the photos below and let me know…what do you think of this little slice of Nantucket heaven in the Grove?

Have you heard all the hullabaloo happening over Sunset Harbour?  This location and the Sunset Harbour condos have been around since the 90’s, but the last two years have seen the neighborhood transform into a trendy, pedestrian-friendly South Beach hotspot (hello Flywheel, Pubbelly, Panther Coffee, Icebox, Jugo Fresh, Lululemon…).

Situated between Dade Blvd. and 20th St., and Purdy Ave. and Alton Road, this neighborhood is walking distance from Lincoln Road, and sits just south of the exclusive Sunset Islands, home to Miami’s rich and famous.  Additionally, a brand-spankin’-new boutique luxury condominium, Palau, is being built just a couple blocks east, adding even more value to the area.

As a result, the demand for Sunset Harbour condos has downright skyrocketed – it’s almost impossible to find a rental, and the sales inventory is slim to none.  It’s not difficult to see why these towers are in such high demand: sitting right on the bay, Sunset Harbour provides some of the most gorgeous west-facing views of Downtown Miami from private residence terraces.  Units on the east side of the building provide beautiful views of South Beach and the ocean.  A boater’s dream, the buildings overlook a beautiful marina complete with 125 slips.
