You may recall that I recently listed this townhouse in Center Coconut Grove, and I’m pleased to inform you that the property just closed!  Although the property was originally listed for sale, the owners ultimately decided to also list it for rent due to the short time frame in which they were closing on their new home.  Their hope was that this would increase the number of prospects for the property and thus provide them with the cash they needed for their new purchase.  The perfect solution? A lease with an option to buy!  We ended up finding a couple that was in the process of selling their own home and looking to relocate to the Grove.  They needed to be out of their house quickly, but they weren’t prepared to buy a new house in that short amount of time.  As a result, they entered into a lease for $3,800/month and paid a non-refundable deposit for an option to buy the house within a certain number of months and at an agreed-upon price (I cannot disclose the sales price until the property closes, assuming the renters exercise the option to buy).  This type of transaction is not all that common, but in this case, it was an ideal arrangement for all of the parties!

New Details on Park Grove via the Miami Herald

Coincidentally, the Miami Herald ran an article on Park Grove shortly after my blog post yesterday.    The article reveals new details on the 5.2 acre project, including that the two 20-story bayfront towers (Tower 1 and 2) will each have 72 units, and that the third tower (also 20-stories) will have 140 smaller units toward the rear of the property.   The bayfront towers will have floor-to-ceiling glass exterior walls with 12-foot ceilings, and the rear tower (Tower 3) will have 10-foot ceilings.

The Herald also reports that only one of the two bayfront towers is open for reservations, and about 30 percent of the units have sold since May.  The rear tower, which began taking reservations three weeks ago, is about 20 percent sold.   Construction is expected to begin early next year.  As for prices, the bayfront tower currently for sale is priced in excess of $1,000 per square foot, ranging from about $2.1 million for a 2-bedroom, 2 1/2-bath unit to about $4.6 million for a 4-bedroom, 5 1/2-bath unit, excluding penthouses.  Tower 3, which will have smaller units, is about $900 a square foot.

The project also includes a scheduled “major public-private makeover” of the waterfront, a new park, as well as a 50,000-square-foot “retail village” at the rear of the property by Mary Street and Tigertail Avenue.  It is also reported that the project will include a variety of artwork, notably a sculpture installation by Spanish artist Jaume Plensa that will be displayed in front of the development.
