Earlier this summer, I posted about this newer construction (2015) ultramodern townhouse that I had listed for rent in Center Coconut Grove. You may recall that it is a nearly brand new, larger townhouse with 3 bedrooms, 4 full bathrooms and almost 2,500 square feet of living space. It has all of the incredible bells and whistles that come with high-end new construction (impact glass throughout, sleek modern kitchen with white quartz countertops and stainless steel appliances, recessed LED lighting, indoor/outdoor sound system, advanced security system with outdoor cameras, porcelain tile “wood look” floors throughout), as well as a large rooftop patio with wet bar, two A/C zones, and a spacious backyard with a heated saltwater pool. We had a ton of interest right from the get-go, and within just a couple weeks we received a full priced offer for $6,200 per month!
This transaction is a perfect example of how an experienced agent who specializes in a particular neighborhood can make all the difference (and can usually help a seller or landlord make more money!). When my client initially asked me how much he could get to rent out his home, I knew I would not find any comparable properties on the MLS that had recently rented. Since I live and work in the Grove and know the market so intricately, I was well aware that my client’s property was super unique and incomparable to the mostly older townhouses that had been renting in the neighborhood for around $4,500/month give or take. My client was elated when I told him that I truly believed his property was worth $6,000 – $6,500 per month, as it was more comparable to a new or completely renovated single family home in the North or South Grove. After careful consideration he decided to list it for $6,200/month, and we were thrilled to receive a full price offer just a couple weeks later. Imagine if my client had listed the property with another agent who works outside of the Grove – s/he would most likely have relied on the MLS comparables and suggested a list price of $1,000 – $2,000 less per month!
