3 beds/3.5 baths | 3,300 sq ft | built in 2018 | sold for $1,265,890 on 11/9/18

Just drive around Coconut Grove and you’ll see it everywhere – bulldozers, front loaders, dump trucks and trenchers. New construction, whether you like it or not, remains alive and well in the Grove and prices are stronger than ever.

There were 2 notable new construction sales in Center Grove in November.  Pictured above is 3220 Matilda Street, which sold for $1,265,890 ($384/sf). The property has 3 bedrooms, 3.5 baths and 3,300 square feet of living space. The developer is Drive Development, which currently has a number of ongoing and completed projects throughout the neighborhood (including my two new construction sales back in July). The home features a contemporary design and beautiful wood features which are in line with Drive’s other projects, including a floating frame which Drive describes as “simultaneously providing shelter from Miami’s summer rains and serving as a versatile wood-screen shading device system that offers tranquil tree top views.” Below are some renderings of the gorgeous interior design and finishes of the home.

Another mentionable sale was 3190 Lamb Court (a small cul-de-sac tucked off of McDonald St.), which sold for $1,285,000 ($453/sf). The home has 4 beds, 4 baths and 2,833 square feet of living space.  The property features a dramatic double-height entry with floating staircase,  Italian 48″X24″ porcelain tile flooring, a sleek Euro-style kitchen with high-gloss custom cabinetry, quartz countertops and Thermador appliances, including a 36” gas dual fuel range.  Other notable features include: LED lighting, Hikvision camera system and Sonos sound system. Finally, the property has a large roof-top terrace with artificial grass, and a backyard with private patio and pool. View the slideshow below for photos of the property.

3 beds/3.5 baths | 2,410 sq ft | built in 2009 | sold for $1,000,000 on 9/28/18
Listed with Michael Light/Douglas Elliman

The 3+ bedroom townhouse market in Center Coconut Grove has continued to see strong sales over the last six months, with an average sales price of $749,409.52, an average sales price per square foot of $332.66, and with listings seeing an average of 59 days on market.

Over the last six moths, there have been two sales over $1,000,000 (one resale and one new construction property), as well as four sales in the $900k range (two resales and two new construction properties).  Two sales had a price per square foot of $400.00+, with a handful of sales in the high $300’s per square foot.

View all the data in the graph below.  Keep in mind that this is per SEF MLS data and does not include off-market sales, including my two new construction sales in July (which sold for $1.15M and $1.7M).

Most recently, a townhouse at 3121 Oak Avenue sold for $1M ($414.94/sf).  This was a resale, as the property was originally built in 2009. The townhouse is a stand-alone property which is very rare for the neighborhood (meaning the townhouse does not share any walls or roofs with its one identical neighboring townhouse).  Other notable features included a 2-car garage, private pool, hurricane impact windows/doors, and large 1,200 square foot rooftop patio with summer kitchen. Click here for more photos/info of this property.

Inventory in the neighborhood continues to remain low, making it an excellent time to sell.  If you are thinking about buying, selling or renting a home in Coconut Grove or the neighboring communities, contact me directly at 305.799.2124 or lrubens@bhsusa.com.

Congratulations to my buyers who recently closed on their gorgeous new construction homes in Center Coconut Grove! The two townhouses, located on Jackson Ave. and Shipping Ave., were designed and built by the same developer, Drive Development. The projects were truly a labor of love as both buyers worked tirelessly with the developer from start to finish to customize nearly every detail of the homes.

These townhouses are unlike any other property currently existing in Center Coconut Grove, from the extra large floor plans to the custom millwork, supreme finishes and high quality construction.  Scroll below to view all of the beautiful renderings and photos of these homes. Just Rented for Asking Price: 3167 Gifford Lane, Coconut Grove

038-4311322-medium4x33167 Gifford Lane, Miami, FL 33133
3 beds/4 baths | 2,491 sq ft | Built in 2015 | Rented for $6,200/month

Earlier this summer, I posted about this newer construction (2015) ultramodern townhouse that I had listed for rent in Center Coconut Grove.     You may recall that it is a nearly brand new, larger townhouse with 3 bedrooms, 4 full bathrooms and almost 2,500 square feet of living space.  It has all of the incredible bells and whistles that come with high-end new construction (impact glass throughout, sleek modern kitchen with white quartz countertops and stainless steel appliances, recessed LED lighting, indoor/outdoor sound system, advanced security system with outdoor cameras, porcelain tile “wood look” floors throughout), as well as a large rooftop patio with wet bar, two A/C zones, and a spacious backyard with a heated saltwater pool.  We had a ton of interest right from the get-go, and within just a couple weeks we received a full priced offer for $6,200 per month!

This transaction is a perfect example of how an experienced agent who specializes in a particular neighborhood can make all the difference (and can usually help a seller or landlord make more money!).  When my client initially asked me how much he could get to rent out his home, I knew I would not find any comparable properties on the MLS that had recently rented.  Since I live and work in the Grove and know the market so intricately, I was well aware that my client’s property was super unique and incomparable to the mostly older townhouses that had been renting in the neighborhood for around $4,500/month give or take.  My client was elated when I told him that I truly believed his property was worth $6,000 – $6,500 per month, as it was more comparable to a new or completely renovated single family home in the North or South Grove.  After careful consideration he decided to list it for $6,200/month, and we were thrilled to receive a full price offer just a couple weeks later.  Imagine if my client had listed the property with another agent who works outside of the Grove – s/he would most likely have relied on the MLS comparables and suggested a list price of $1,000 – $2,000 less per month!

Take a look at all of the photos of this property, below.  If you are interested in selling or renting a similar home in Coconut Grove or the surrounding neighborhoods, contact me today for a customized property analysis. I can be reached any time at 305-799-2124 or LRubens@bhsusa.com.

Spotlight on Arbor: Coconut Grove’s Newest Boutique Condo Project

Arbor
3034 Oak Ave | Miami, FL 33133

Have you heard? There’s a new boutique condo building coming to Center Grove and from the looks of it, it will have no problem fitting in. Arbor describes itself as “52 residences in Coconut Grove inspired by eco-living, good living and everything in between.” Inspired by the Grove’s lush canopy of trees, natural beauty and laid-back pace, Arbor’s high ceilings, private gardens and floor to ceiling windows offer a natural retreat from the daily grind.  With only five floors, the building nestles discreetly among the leafy streets of Coconut Grove.

arbor INTERIOR

Developed by Urban Atlantic Group and Oak Ventures, Arbor will be situated just north of Cocowalk at 3034 Oak Avenue.  Behar Font & Partners is the architect behind Arbor’s design, which it describes as “practically proportioned both inside and out…a welcome contrast to many of the large-scale, statement developments that have become the norm.”

I recently had the opportunity to meet with Arbor’s developer and sales team to get the full scoop on the project, and I can’t wait to watch it all unfold.  Sales have already launched and groundbreaking is expected in about three months.

Read on for more details on the project and photos from the sales gallery.  For more information on Arbor, contact me directly at 305.799.2124 or lrubens@bhsusa.com.
