I am thrilled for my buyers who just closed on this beautiful home in The Roads!  We had been searching for quite some time, but as soon as we saw this house, we knew it was perfect for them.  The home was built in 1936 and has been beautifully updated including a HUGE family room addition.  I love the combination of the home’s charming, original features and the modern, updated touches.

The Roads is a quiet little neighborhood just west of Brickell, known for its tree-covered streets and beautiful, historic homes.  It has become increasingly coveted in recent years for young families and professionals who desire a suburban feel but love the proximity to Downtown Miami and Brickell.  The neighborhood’s name comes from the fact that it is located off of the Miami street grid, so all of the streets are named “roads” instead of streets or avenues.  See the highlighted map below.

Market Update: 3 Bedroom Units in Brickell under $1,000,000

Back in August, I posted a market update showcasing all of the 3 bedroom listings available in Brickell.  At that time, there were about 70 or 80 units on the market.  Flash forward to today and that number has almost doubled.  Currently, there are a whopping 125 units with 3 bedrooms on the market in Brickell!  In an effort to streamline the information in this post,  I am only looking at 3 bedroom units that are priced below $1,000,000 (there are currently 57), and I will be focusing on price per square foot (opposed to list price).

Of the 57 active listings, the average list price per square foot is $438.33.  Your best value is unit 3024 at The Club at Brickell Bay (a short sale), which is asking $264/sf ($325,000).  This is a slight decline from August when the lowest price per square foot was $308 (that unit was also located at The Club).

The priciest listing is unit 1403 at the Icon Brickell, which is asking $655/sf ($995,000).  Again, this is a decline from August when the priciest listing (under $1,000,000) was asking $761/sf  (that unit was also located at the Icon Brickell).

This slight drop in price comes as no surprise, as Brickell’s bevy of new construction buildings has tapered the demand for resales.  Take a look at all the inventory, below:

As for closed sales, I took a look back at all of the 3 bedroom sales in the last 6 months (including listings above $1,00,000), and the average sales price per square foot was $562.  Again, this is a slight decline from August when the average sales price per square foot was $585.  If you exclude the properties priced above $1,000,000, the average sales price per square foot was $433.14.

The lowest priced sale was #2506 at The Vue, which sold for $227/sf ($352,800).  The priciest sale was #2401 at Asia on Brickell Key, which sold for $944/sf ($1,950,000).

Market Update: West Coconut Grove Townhouses

With 2014 coming to a close, I decided to take a look at the market activity this year in the “West Grove” townhouse market (aka the neighborhood of Center Grove that sits west of McDonald/32nd Ave.) – and it’s clear that things are heating up!  Earlier this month, a new construction townhouse (pictured above) located at 3373 Day Ave. sold for $690,000 ($300/sf).   Other notable sales in the neighborhood this year included a pair of new construction townhouses which sold in June for $679,000 each, and are located at 3407 and 3409 Day Ave.  Another sale nearly broke $700k – a townhome at 3060 Indiana St. sold for $695,000 in August.

Looking at the market data below, as well as all of the new construction that continues to break ground in this neighborhood, it’s clear that buyers and developers alike are bullish on the future of the West Grove.  Not to mention that buying new construction in the West Grove gets you a discount of nearly $100k!  Did I mention that two townhouses identical to the property pictured above sold on Orange St. in Center Grove for $780,000 and $760,000 in October?  Here are a few drool-worthy shots of these newly constructed properties.:

Just Rented with Option to Buy: Coconut Grove Townhouse

You may recall that I recently listed this townhouse in Center Coconut Grove, and I’m pleased to inform you that the property just closed!  Although the property was originally listed for sale, the owners ultimately decided to also list it for rent due to the short time frame in which they were closing on their new home.  Their hope was that this would increase the number of prospects for the property and thus provide them with the cash they needed for their new purchase.  The perfect solution? A lease with an option to buy!  We ended up finding a couple that was in the process of selling their own home and looking to relocate to the Grove.  They needed to be out of their house quickly, but they weren’t prepared to buy a new house in that short amount of time.  As a result, they entered into a lease for $3,800/month and paid a non-refundable deposit for an option to buy the house within a certain number of months and at an agreed-upon price (I cannot disclose the sales price until the property closes, assuming the renters exercise the option to buy).  This type of transaction is not all that common, but in this case, it was an ideal arrangement for all of the parties!
