3220 Matilda St., Miami, FL 33133
3 beds/3.5 baths | 3,300 sq ft | built in 2018 | sold for $1,265,890 on 11/9/18

Just drive around Coconut Grove and you’ll see it everywhere – bulldozers, front loaders, dump trucks and trenchers. New construction, whether you like it or not, remains alive and well in the Grove and prices are stronger than ever.

There were 2 notable new construction sales in Center Grove in November.  Pictured above is 3220 Matilda Street, which sold for $1,265,890 ($384/sf). The property has 3 bedrooms, 3.5 baths and 3,300 square feet of living space. The developer is Drive Development, which currently has a number of ongoing and completed projects throughout the neighborhood (including my two new construction sales back in July). The home features a contemporary design and beautiful wood features which are in line with Drive’s other projects, including a floating frame which Drive describes as “simultaneously providing shelter from Miami’s summer rains and serving as a versatile wood-screen shading device system that offers tranquil tree top views.” Below are some renderings of the gorgeous interior design and finishes of the home.

Another mentionable sale was 3190 Lamb Court (a small cul-de-sac tucked off of McDonald St.), which sold for $1,285,000 ($453/sf). The home has 4 beds, 4 baths and 2,833 square feet of living space.  The property features a dramatic double-height entry with floating staircase,  Italian 48″X24″ porcelain tile flooring, a sleek Euro-style kitchen with high-gloss custom cabinetry, quartz countertops and Thermador appliances, including a 36” gas dual fuel range.  Other notable features include: LED lighting, Hikvision camera system and Sonos sound system. Finally, the property has a large roof-top terrace with artificial grass, and a backyard with private patio and pool. View the slideshow below for photos of the property.

Echo Brickell Topping Off!

Echo Brickell
1451 Brickell Ave, Miami, FL 33131

You may recall this post from nearly two years ago where I first mentioned the ultra-luxury new construction residential tower that is ECHO Brickell.  Well, time flies and this week it’s being reported that they are topping off the building at 57 stories.  In fact, you can watch it for yourself from Echo’s live camera feed on their website, here.  Pretty wild!

To refresh your memory, Echo is situated on the east side of Brickell Avenue, directly adjacent to the Four Seasons (see top image).  Developed by  Property Markets Group (PMG), Echo Brickell is a boutique luxury development with 180 units and 57 stories.  It features conceptual design by world-renowned architect Carlos Ott and interior design by yoo Studio.

Although the building is more than 90% sold out, there are a handful of penthouses remaining, including the $42 million Carlos Ott penthouse.  Other purchase opportunities in the building start at $2 million, with floor plans consisting of 2, 3 and 4 bedroom layouts.

One of the most unique features of Echo is that all units will be delivered “furniture ready” – completely finished!  This is a major difference from the standard “designer ready” model of other buildings where units are delivered with kitchens, baths, and bathroom floors, but are otherwise raw and require finishing, from lighting to paint to baseboards and floors.

Check out the stunning images below to get a feel for Echo’s unique aesthetic and luxurious finishes.  For more information about purchase opportunities at Echo, contact me directly at or 305.799.2124.

“Coconut Grove New Construction” Expands North of US-1

2886 SW 32nd Ct., Miami, FL 33133
3 bedrooms/2.5 bathrooms | 2,200 sf | built in 2015 | sold for $536,000

There’s no question that new construction is in high demand in Miami.  Who can resist that sleek, ultra-modern look, with its clean lines and high-end finishes?  I’ve blogged a lot about the new construction townhouses in Coconut Grove, which continue to change the landscape of the neighborhood and set new records with their ever-increasing price points.   Now, many of those developers are heading north of US-1 just outside of Coconut Grove, where the neighborhood is “transitioning” and land is cheaper.  These properties are nearly identical to those in Center and West Coconut Grove, yet priced $200,000-$300,000 less!

The property shown above is located at 2886 SW 32nd Ct., just a few blocks north of Coconut Grove and minutes from Coral Gables.  It sold on June 29, 2015 for $536,000 or $244/sf.  The listing agent was Graciela Arango-Diaz of Florida Realty of Miami Corp.  Check out more photos of the property below:

There are a handful of similar properties currently on the market, which range in price from $559k – $699k.  Additionally, as The Real Deal recently reported, a 21 unit townhouse project dubbed “Grove Place” at 2701 Southwest 28th Ave. began selling to friends and family this month.  According to TRD, the units will have 3,700 square feet, including a rooftop patio, with an interior size of 2,350 square feet.   TRD reports that groundbreaking could take place by the end of 2015 with completion in mid-2017.

Check out some snapshots of the current inventory in the neighborhood, including a rendering of Grove Place, below:

If you’re a visual person like me, you will appreciate the map I prepared below.  It lays out where each of these properties is located and gives you some perspective as to the properties’ location to Center Grove and Coral Gables :

New Construction Sells in West Coconut Grove for $700,000+

A2074641_201_123035 Elizabeth St. #3037, Coconut Grove, FL 33133
3 beds/3 baths | 2,300 sf | built in 2015 | sold for $729,000 ($317/sf) on 5/29/15

If you’ve been following this blog for some time, you may recall my West Coconut Grove Market Update from about six months back.  At that time, new construction sales had yet to break $700k (as per MLS data), unlike their counterparts in Center Grove which were selling at prices well above that number.  Now, we’re seeing sales in the West Grove reaching $707,000 and $729,000, and a handful of properties with asking prices above $700k are currently pending.  These sales are also notable because they reached $307/sf and $317/sf, whereas the average sales price per square foot in the neighborhood is generally in the $100-$200 range.

If the above photo looks familiar, that’s because you’ve seen me post about other notable sales from this particular developer over the past year.  It should come as no surprise then that both of these $700,000+ sales were from the very same developer.  This new construction model has cropped up all over the Grove, from Orange Street to McDonald to Day Avenue and now Elizabeth Street.  A property on Elizabeth just closed for $729,000 ($317/sf), and a property on Day closed for $707,000 ($307/sf), thus raising the bar (and property values) in the West Grove.  The listing agent for both sales was Silvia Boschetti with BH Realty, LLC.     I have toured these properties multiple times and can attest to their high end designer finishes and open floor plan, ultra-modern fixtures, floor-to-ceiling impact glass, fenced-in backyard with pool, and 950 square foot private rooftop terrace (see photos below).

Just Listed: Beautiful and Bright 1 Bed/1.5 Bath Unit in 1060 Brickell

1060 Brickell Ave. #2505
1 bedroom/1.5 baths | 963 sf of living space | Offered for rent at $2,350/month

I just listed this gorgeous 1 bedroom/1.5 bathroom rental in 1060 Brickell!   This unit is located in the “05 line” on the 25th floor, which overlooks Brickell Ave. and boasts beautiful water views.  It is one of the largest 1-bedroom floor plans in the building and has 963 square feet of living space.  The unit is being offered at $2,350 per month.

The unit is in impeccable condition and includes the following features:

  • Sparkling white porcelain tile floors throughout the living areas and bedroom, and marble floors in the bathrooms.
  • Hurricane impact glass windows and doors.
  • Large terrace with plenty of room for al-fresco dining, and the balcony floor is also tiled.
  • The interior layout includes a dining area off of the kitchen as well as a powder room for your guests.
  • Spacious living room has sheer shades on the sliding glass doors, and is large enough for a designated office area.
  • Kitchen has generous counter space and features stainless steel Bosch appliances, granite countertops, and European cabinets, as well as a laundry closet with stackable washer/dryer and extra storage.
  • Master bedroom has a nice-sized walk-in closet with shelving as well as custom blackout shades.
  • Master bathroom has marble floors and countertops, a marble-tiled shower wall, and the shower has a tub with a glass door enclosure.
  • Rental payment includes 1 assigned parking space in the garage, water/sewer and garbage, as well as basic cable.

Although I may be biased because I lived in the building for 3 years, 1060 Brickell is my favorite building in Brickell! It’s a newer building, completed in 2008, and consists of two towers (1050 and 1060), for a total of 570 units. The building has a beautiful pool and gym, complete with a yoga/aerobics room, steam rooms, showers and locker rooms. Unique amenities include a virtual golf room featuring an indoor golf simulator, Wine/Cigar lounge outfitted with temperature-controlled wine and storage cabinets and personal humidors for cigars, and a game room with a billiards table. The building has 24 hour doorman security, 24 hour valet parking, as well as ground-floor and mezzanine level retail and restaurants.  Best of all is the location – with Mary Brickell Village and the Metromover in your backyard, you can leave your car in the garage all weekend – no driving necessary!
