Congratulations to my buyer who just closed on this gorgeous property in Center Coconut Grove! While technically this was a resale, the property is not even one year old and the seller had only lived in the home for a handful of months.  It is a larger townhouse with 3 bedrooms, 4 full bathrooms and almost 2,500 square feet of living space.  This was an off-market sale which closed for $963,000 ($387/sf).

Similar to other new construction homes in the neighborhood, this townhouse is ultra-modern and comes with all of the incredible bells and whistles of buying new construction today (think impact glass throughout, sleek kitchen with white quartz countertops and stainless steel appliances, recessed LED lighting, indoor/outdoor sound system, advanced security system with outdoor cameras, and porcelain tile “wood look” floors throughout).

Even though this property was never listed on the MLS, I live and work in the Grove and found out about this opportunity early on.  I was able to get my client in the door and negotiate a deal for him very quickly, and now he’s the lucky new owner!

Market Update: West Coconut Grove Townhouses

With 2014 coming to a close, I decided to take a look at the market activity this year in the “West Grove” townhouse market (aka the neighborhood of Center Grove that sits west of McDonald/32nd Ave.) – and it’s clear that things are heating up!  Earlier this month, a new construction townhouse (pictured above) located at 3373 Day Ave. sold for $690,000 ($300/sf).   Other notable sales in the neighborhood this year included a pair of new construction townhouses which sold in June for $679,000 each, and are located at 3407 and 3409 Day Ave.  Another sale nearly broke $700k – a townhome at 3060 Indiana St. sold for $695,000 in August.

Looking at the market data below, as well as all of the new construction that continues to break ground in this neighborhood, it’s clear that buyers and developers alike are bullish on the future of the West Grove.  Not to mention that buying new construction in the West Grove gets you a discount of nearly $100k!  Did I mention that two townhouses identical to the property pictured above sold on Orange St. in Center Grove for $780,000 and $760,000 in October?  Here are a few drool-worthy shots of these newly constructed properties.:

Market Update: Center Coconut Grove Townhouses

As you’re probably well aware by now, I’m a big fan (and new resident of!!) Center Coconut Grove.  I’ve written a lot about the high demand in the neighborhood and the new construction going up in the area (see here and here).  It’s been about 6 months since my last market update, so let’s take a look at what’s been cookin’!

For this market report, I only looked at properties with 3 bedrooms or more and all data was taken from the Multiple Listing Service (MLS).  The current inventory includes 29 properties with prices ranging from $489,000 to $769,000, and the asking price per square foot ranges between $225 and $416. (I’ve excluded a property on Day Av. that is being sold with both units in the structure for $900,000).

As for closed sales in 2014, there have been 65.  The lowest priced sale this year was an older property from 1983 that needed loads of remodeling.  The property’s address is 2974 Bridgeport Ave. #2, and it sold for $281,000 ($160.57/sf) on 6/24/14.  The highest priced sale this year was 3191 Ohio St. which sold for $920,000 on 7/24/14 (however, that sale included both units in the structure so it should not be used as a comparable property).  The next highest sale was 3187 Lamb Ct., which sold for $775,000 ($334/sf) on 6/16/14.

There are 11 sales currently pending, 4 of which are new construction properties on Orange St. and Day Av.  The asking prices for these properties range from $689,900 to $789,900.  The photo at the top of this post shows the completed new construction properties at 3069 and 3071 Orange St., which are now both under contract.

Miami New Construction Spotlight – ECHO Brickell

It’s no secret that Miami is undergoing a new condo boom; in fact, Cranespotters reports that more than 145 new condo towers with nearly 20,000 units have been proposed in the tricounty South Florida region of Miami-Dade, Broward, and Palm Beach as of July 31, 2013.  Since I am frequently asked about these new projects, I thought it would be helpful to highlight some of the new buildings.  This week, I’m kicking things off with one of my favorite new construction condominiums: ECHO Brickell.

Echo Brickell, a boutique luxury development with 180 units and 57 stories, is truly a special project.  Located  at 1451 Brickell Ave. on the east-side of Brickell Avenue, many of the units will have unobstructed bay views.  Developed by New York-based Property Markets Group (PMG), Echo Brickell is the sister project to Echo Aventura, which broke ground last year.

Echo Brickell will feature conceptual design by world-renowned architect Carlos Ott and interior design by yoo Studio.  One of the most unique features of Echo is that all units will be delivered “furniture ready” – completely finished!  This is a major difference from the standard “designer ready” model of other buildings where units are delivered with kitchens, baths, and bathroom floors, but are otherwise raw and require finishing, from lighting to paint to baseboards and floors.

Units at Echo will be totally finished, complete with a contemporary lighting package, including recessed lighting, dimmers, and lighting control.  Buyers will have their choice of paint and gorgeous Italian marble finishings – even on the terraces.  And speaking of the terraces (which will be 6′ – 8′ deep), all units feature summer kitchens aka a built-in barbecue on your balcony.

Other residence features include 9′ – 14′ ceilings, 8′ Italian entry doors, fully built-out his and hers walk-in closets in the master suites, semi-private elevators with biometrics technology (facial recognition cameras), custom PMG Smart Home technology, master suites feature Dornebracht and Duravit fixtures, side-by-side paneled Sub-Zero/Wolf appliances, built-in coffee and espresso machine and custom Italian cabinetry.

Building amenities include a vanishing-edge pool and deck with panoramic views of Biscayne Bay, Downtown Miami, South Beach and the Atlantic Ocean, state of the art fitness center and spa overlooking pool, Biscayne Bay and Downtown Miami, resort-style poolside food and beverage service, four hot tubs with bathing deck overlooking the spectacular Brickell skyline, concierge services, and robotic parking.  Oh, and if you’re interested in one of the penthouses, your purchase comes with a brand-spankin’-new Tesla Model S.  Starting prices for penthouses are around $10 million.

Out of the 180 units, roughly 55 remain available for purchase.  Floor plans consist of 1, 2, 3 and 4 bedroom units (you can see the actual floor plans on Echo’s website, here), and prices start around $900/sf and up.  Condo fees are priced at $0.99/sf.  Ground breaking is expected to take place in the next 30 – 60 days, with completion expected in 2017.
