Market Update: Brickell Key Condos

There’s something magical about Brickell Key.  I can’t exactly pinpoint it, but every time I enter the island, I suddenly find myself in a state of zen.  Walking around the island (which is one of the prettiest walks in Brickell), you almost feel like you’re on vacation.  There’s just something about the expansive water views and light sea breeze that exudes tranquility and calm…and kinda makes me crave a fruity drink.

Brickell Key is a man-made island just off of Brickell Ave., which was originally created by Henry Flagler in the late 1800’s.  Swire Properties purchased the property in the 1970’s and began developing it into the guard-gated, residential island community that it is today.  It is accessible by car or foot via a bridge off of 8th Street and Brickell Ave.  Thus, Brickell Key shares the same  convenient location as Brickell itself, just south of Downtown Miami and a short drive to Miami Beach, Coconut Grove and the Gables.  Residents can easily walk over to the shops and restaurants at Mary Brickell Village, and in a couple years, to Brickell CityCentre (which is also being developed by Swire Properties).

Anddddd I’m back!  Last week was rough, as I picked up a miserable germ while traveling over  Thanksgiving weekend.  Unfortunately, that meant no Art Basel for me this year.  Oh well, there’s always next year, right?  At least I got to avoid the nightmare traffic that ensued…

Luckily, I’m feeling much better this week and am happy to show you this gorgeous, remodeled gem in the Shenandoah/Coral Way neighborhood.

I found this description of  Shenandoah on Metro Atlantic, which perfectly describes the neighborhood: “Shenandoah is a beautiful, historically-rich neighborhood located just south of Little Havana and west of Downtown Miami. The neighborhood roughly spans from SW 8th Street (Calle Ocho) to the north to Coral Way to the south, between SW 27th Avenue and SW 12th Avenue. The neighborhood is made up almost entirely of historic single-family homes and duplexes. Aside from the (surprisingly) well maintained historic homes in the neighborhood, the neighborhood is also conveniently located between two major commercial centers – Miracle Mile and Downtown/Brickell…The neighborhood is safe and walkable. Despite being in the center of the city, is very quiet and peaceful. Walking around Shenandoah you’ll notice a lot of historic architectural gems…The neighborhood also has a strong feeling of community. The public schools, parks and library in the neighborhood are easily walkable from the homes in the area. Walking around really is pleasant.”

The home I’m featuring is located at 1831 SW 16 Avenue and is offered at $450,000.  It has 3 bedrooms, 3 bathrooms, and almost 1,900 square feet of living space.  The home was originally built in 1938, but was recently given a complete face-lift.  According to the listing, the updates include:  a new kitchen with new appliances (although the appliances are not pictured in the photograph, above), new A/Cs, new bathrooms, re-stained hardwood floors, and hurricane-impact windows and doors throughout.  Additionally, the home features a covered patio perfect for entertaining, a large lot with mature trees, and great curb appeal with a brick-paved path and palm trees fanning the front of the home.

I’m loving the modern kitchen and the stained hardwood floors.  The bathrooms are sleek and polished, and it looks like there might be enough room to put in a pool in the backyard.   Not bad for $450k!

In the top photo and slideshow below, I’ve featured a gorgeous listing at the Skyline on Brickell (unit #3304) for $899,900.  The Skyline is a great building located at the southern end of Brickell Avenue and was completed in 2004.  Although this particular unit is technically a 3 bedroom, the owner converted into a 2 bedroom to create more living space (but it could be converted back into 3).  It has 3 full bathrooms, 1,762 sf of living space and a total of nearly 2,000 sf including the balconies.  The unit has expansive direct ocean views, high ceilings with Venetian stucco finish, floor-to-ceiling windows, custom closets, stone texture accents, modern vanities/sinks,  and 24×48 porcelain tile flooring throughout. The Plaza on Brickell is one of those buildings that I get asked about frequently.  I have friends and family that live or previously lived in the building, and I’ve rented a number of units there, as well as sold a gorgeous unit there this past year.  The feedback I get from my friends and clients who have lived there is always positive, which helps to explain why it remains one of the most popular buildings in Brickell.
